1. Service Overview

Académie Immo Estimator is a web application for indicative property valuation. It relies on public data (including French DVF open data), geocoding, AI models (e.g. Perplexity when configured), and a local fallback engine. It is part of the toolkit offered by Académie Immo.

2. Acceptance of Terms and Disclaimer

Using Académie Immo Estimator implies full acceptance of these terms of service. By using this service, you expressly acknowledge and accept that:

This service is provided “as is” without any warranty
You use this service at your own risk
The publisher cannot be held liable for any damages
No sale, purchase, financing, or investment decision should be made solely based on these estimates

3. Service Description

Académie Immo Estimator notably offers:

Indicative valuation: Price range, key factors, confidence indicator
Market data: €/m² reference from DVF transactions or fallback sources shown in the UI
Optional AI engine: When the Perplexity API key is set, enriched estimate
PDF export: Downloadable report reflecting the on-screen results
Account and subscription: Email sign-in, Pro plan with unlimited estimates (see pricing)

4. Nature of Service and Limitations

Académie Immo Estimator is not:

A certified property appraisal or survey report
A notarial document, tax assessment, or binding third-party valuation
Legal, tax, or investment advice
A guarantee of sale price or bank financing

Estimates are strictly indicative and informational. They do not replace the professional judgment of an estate agent, surveyor, or notary.

Payments are managed by Stripe. All prices include VAT. Prices may be modified with 30 days' email notice.

6. Payment and Subscription

Subscriptions are billed monthly and renew automatically
The subscription takes effect immediately after payment
Users can cancel their subscription at any time via the Stripe customer portal
No prorated refund is given for mid-month cancellations

7. User Obligations

The user agrees to:

Provide truthful property information (address, characteristics)
Provide accurate information during registration
Keep login credentials confidential
Not abuse the service (spam, overload, bypassing limits)
Not extract or scrape service data without authorization
Respect third-party API and dataset terms (e.g. data.gouv)

8. Intellectual Property

Your input data: You retain rights to the information you provide. We claim no ownership of your personal data or property description.

The software: The code, design, and branding of Académie Immo Estimator are the publisher’s property and protected by copyright. Unauthorized reproduction is prohibited.

9. Limitation and Exclusion of Liability

9.1 Service Provided “AS IS”

Académie Immo Estimator is provided “as is” and “as available”, without warranty of estimate accuracy, fitness for a particular purpose, or continuous availability.

9.2 Exclusion of Liability

The publisher shall not be liable for:

Decisions made based on displayed estimates
Gaps between the estimate and actual market prices
Errors or delays from third-party providers (geocoding, DVF, AI, hosting)
Direct or indirect damages
Service interruptions

9.3 Liability Cap

The publisher's liability is strictly limited to the amount paid by the user in the last 12 months, with a maximum cap of 100 euros, all causes combined.

10. Termination

By the user: You can cancel your subscription at any time from the Stripe customer portal accessible in your account area.

By the publisher: In case of breach of these Terms, the publisher reserves the right to suspend or delete the user account without notice or refund.

11. Changes to Terms

The publisher reserves the right to modify these Terms at any time. Users will be notified by email of significant changes with 30 days' notice. Continued use of the service after modification constitutes acceptance of the new Terms.

12. Applicable Law and Jurisdiction

These Terms are governed by French law. In case of dispute, the parties undertake to seek an amicable solution before any legal action.

In accordance with Article L. 612-1 of the Consumer Code, users may use a free mediation service via the platform: ec.europa.eu/consumers/odr

In the absence of an amicable resolution, any dispute will be submitted to the competent French courts (Paris Court).
